Landlords and investors

Done being
a landlord?

Or ready to grow. Les ran his own company buying, renovating and reselling homes in Austin from 2011 to 2018. We'll give you straight talk on every option, with real numbers.

Is this you?
  • Managing tenants and repairs has gotten old.
  • You'd like to simplify your portfolio.
  • You're weighing a sale against holding for longer.
  • You want to sell with a tenant in place.
  • Your property tax bill keeps climbing and the rent isn't keeping up.
  • You'd rather trade into something easier through a 1031 exchange.
How we help

Straight talk.
Real numbers.

01

Exit options

Sell vacant, sell with tenants or simplify over time. We look at each one honestly, including the cost of waiting.

02

Timing and taxes

We talk timing with your CPA, including whether a 1031 exchange into something simpler makes sense. We don't give tax advice.

03

An investor's eye

Les ran his own renovation and resale business. We know how investor buyers will look at your property, and how to price it for them.

04

Tenants handled with care

We review leases and deposits and plan showings that respect the people living there.

05

Keep, sell or trade

Rent comps from the MLS, your real tax bill and repair needs, side by side, so the choice is clear.

Questions people ask
Can I sell with tenants in the home?+

Often, yes. We'll review the lease and plan showings that respect your tenants.

Should I do a 1031 exchange?+

That's a conversation for your CPA. We'll help you understand the 45 and 180 day timelines and plan the sale and the next purchase together.

Do you help buy investment property too?+

Yes. Residential or commercial, we'll run the numbers together. See our Investors pages.

Should I protest my property taxes before I sell?+

It can be worth it. The deadline is usually May 15 or 30 days after your notice is delivered, whichever is later. We can pull sales data to help.
